The Big Picture

Fairmont Pacific Rim has 9 units per floor on levels 24-31 and 7 units per floor on levels 32-45. Every stack here has a view worth talking about. Unit 01 holds a water-and-east corner on every single floor. Units 09 (24-31) and 07 (32-45) sit on the building’s most dramatic corner, with a full, unobstructed sweep of the water. The west side and the southwest corner look toward Burrard Inlet and the North Shore mountains, while the east side takes in water, mountains and the downtown skyline together. Stack 04 – one-bedrooms below level 32, a two-bedroom layout above it – faces south for full sun and city views. If you want the most affordable way in, that’s a one-bedroom on floors 24-31.

How the Building Was Built

Fairmont Pacific Rim was designed by James K.M. Cheng Architects and developed by Westbank together with the Peterson Group. It opened in February 2010, just in time for the Vancouver Winter Olympics that same month. The tower stands about 140 metres tall and is 46 storeys above ground, though the floor numbers used in listings run up to 48 – that’s normal for Vancouver, where certain floor numbers get skipped.

You’ll also notice large stainless steel letters wrapped around the south and east sides of the hotel podium. That’s a public art piece by Liam Gillick, part of the original design.

The architect drew 45 different floor plans for this one tower, which is a lot for a single building. That’s exactly why you can’t compare two units in this building just by square footage – the layout matters as much as the size.

The Floor Plates

Here are the actual Fairmont Pacific Rim condos floor plans, traced from the developer’s own drawings:

Levels 24-31 (9 units per floor)

Levels 32-45 (7 units per floor)

One thing to know: the floor plate changes shape once you get above level 31, so a unit number doesn’t always mean the same layout on every floor. Unit 01 and unit 02 both stay in the same spot the whole way up. The rest shift around a bit, which is why each stack below gets its own table.

The Building’s Full Water Corners: 01, 09 and 07

These three hold the building’s most exceptional positions – each one an actual corner of the tower, with a genuinely unobstructed water view.

Unit 01 holds the northeast corner on every floor from 24 up to 45: water view, east exposure, sunrise light every morning.

Units 09 (floors 24-31) and 07 (floors 32-45) hold the opposite corner, where the building’s angled west face meets the water head-on – the widest, most direct water view in the building. Coal Harbour, the North Shore mountains, Stanley Park and beyond, with close to 180 degrees of view from the principal rooms.

This has been the highest-value view in the building. In fact, some of the lower-floor sales have actually outpriced the same view on higher floors, which tells you the view itself is doing most of the work here, not the height.

West-Facing Water Views

Two distinct positions run along the building’s angled west face, both looking out toward Burrard Inlet and the North Shore mountains.

Units 07 (24-31) and 05 (32-45): The Southwest Corner

At the base of that same angled wall, where it meets the south face of the building, sits a genuine corner unit – 07 on the lower floor plate, 05 on the upper. This is a different position from the direct-water 07 above (that one is on floors 32-45); this corner is on floors 24-31, at the opposite end of the angled wall, and continues as unit 05 once you’re above level 31.

East-Facing Views: 02 and 03

The east side still looks out over water and mountains, plus the downtown skyline – genuinely one of the more livable, all-around outlooks in the building, especially from the 03 corner.

Unit 02 holds its position on every floor, with water, mountain and even cruise-ship views to the northeast, a full-length patio, and an unobstructed sightline east. Still, it sits a touch closer to the water than its neighbour, unit 03. Unit 03, on the upper floors, is a true corner unit with a wraparound balcony.

3503 just sold in August 2026 – it’s Pending, not yet Firm, and it’s the single most recent sale anywhere in this building, which makes it a genuinely important data point for where the market sits right now.

Stack 03 is also home to the building’s four two-storey loft units on the lower floors – a different product entirely, covered separately below.

The City Two-Bedroom: Unit 04, Floors 32-45

Above level 31, stack 04 becomes the building’s two-bedroom entry point at roughly 1,306 sf, facing south over West Cordova Street – full sun most of the day, gorgeous light into the evening, and city views. There are only a handful of this floor plan anywhere in the building, roughly a dozen units total, one per floor from level 32 up. That makes it one of the more special opportunities in the tower for buyers who want a genuine two-bedroom without the water-view price tag.

3804 is one of only a dozen or so of this floor plan anywhere in Fairmont Pacific Rim – the building’s original two-bedroom entry point, about 1,306 sf on the 38th floor, facing south with sun all day and beautiful evening light over the city. Compared to the water-facing two-bedrooms in this building, which routinely trade well above $4,000,000, 3804 opens the door to genuine two-bedroom ownership at Fairmont Pacific Rim at a fraction of the price. In fact, the same 04 layout has traded as high as $2,800,000 (unit 4204, September 2022), and 3804 itself last changed hands in April 2013 for $1,700,000 – so this listing reflects more than a decade of appreciation in one of the tower’s rarest, most livable floor plans. Now listed at $2,398,000.

One-Bedroom Pricing (Levels 24-31, Stacks 04, 05 and 06)

One-bedrooms are the way in if you want to own at Fairmont Pacific Rim without a two-bedroom budget. All three stacks face south toward the city and run 718-744 sf. Here’s every sale since 2016, across all three stacks together.

Four loft-style units in the whole building, each about 2,307-2,316 sf with a staircase inside, on stack 03 of the lower floor plate (24-31). Each one has sold exactly once, and none has come back on the market since:

With only four of these ever built and none resold in a decade, there isn’t much of a track record to lean on. So if you’re buying or selling one, it’s worth pricing off the east-facing comparables above rather than a category average.

Every stack here has come down from its high point since 2016, but not by the same amount. Unit 01 – the building’s direct-water, corner, east-facing stack – is included here alongside every other exposure so you can see how it compares.

The pattern isn’t uniform. Water-view two-bedrooms – 01 and the direct-water 07 – have given back the most from their 2016-2022 highs, while the east side and the smaller corner units have held up noticeably better. Meanwhile, the two freshest data points in the entire building, 3301 and 3503, are both currently Pending rather than Firm, but they’re live, real transactions from this summer and give the clearest current read we have on units 01 and 03.
